Jarra is pleased to announce the sale of both assets in Jarra Investment Trust Ten (the Fund), resulting in a higher than forecast investor return.

Investors in the Fund enjoyed exposure to a defensive asset class underpinned by long term leases to two national tenants, and a favourable investment structure providing capital growth.

Established to develop and sell two state-of-the-art early learning centres, Nido Early School Butler and Green Leaves Early Learning Thornlie, the Fund’s investment strategy had a strong focus on risk mitigation and capital growth. With construction of both assets completed in 2024, and the centres now fully operational under long-term leases, Jarra secured the sale of both assets in early 2025.

Key highlights of Jarra Investment Trust Ten include:

  • Delivering a return of more than 1.25x for Investors, higher than the initial forecast of 1.22x
  • Realising the Fund in 2 years, well within the 3 year maximum investment term
  • Priority Investor Return ensured alignment between Jarra and investors

The Fund’s performance is a testament to the structure Jarra adopts for all our investment funds, as well as the hard work of our team in executing the strategy. Jarra’s expertise in the childcare industry, having delivered over 30 centres, combined with our rigorous due diligence process and well established tenant relationships, positions us strongly to execute investment strategies in the sector.

“We are proud to deliver this result for investors in Jarra Investment Trust Ten, especially given current market conditions. The result is a testament to the structure we adopt for all our investment funds, ensuring alignment between Jarra and our investors through a priority investor return, as well as the hard work of our team in executing the strategy.,” said Mike Cameron, Jarra’s Commercial Director.

Jarra continues to present attractive investment opportunities in the Australian childcare sector through the launch of Jarra Childcare Trust, an opportunity to invest in a national portfolio of childcare businesses and real estate.
