Jarra Investment Trust Thirty Four
Consistent with Jarra's disciplined investment approach, our team has spent 12 months securing development approval, executing a binding 20-year Agreement for Lease, and obtaining satisfactory fixed-price construction costs before opening the opportunity to investors.
Investors enjoy a 10.0% Investor Coupon during construction and 50.0% of any realised Development Profit.
Our base case financial model for the Fund forecasts a 15% IRR and a cash multiple of equity invested of 1.23x over an expected initial investment term of 24 months.*
A lease commitment is secured with Carlile Swim School, a nationally recognised swim school operator with nearly 80 years experience in the Australian aquatic education sector. The lease will be a 20-year net lease, with 2 x 10-year options and annual indexation, with a 10-year corporate guarantee.
The Carlile brand is one of Australia’s most established learn-to-swim providers, currently teaching in excess of 60,000 students per week across approximately 32 swim schools located throughout New South Wales, Queensland, Victoria and the Australian Capital Territory, providing scale, brand strength, and geographic diversification.
Carlile Swim School’s tenant strength is underpinned by a $3 million development contribution to the construction of the swim school, with the operating business owned by Washington H. Soul Pattinson & Company Limited (ASX: SOL), a diversified investment company with an approximate $14 billion market capitalisation.
This is a well-progressed project with land already secured by Jarra, supported by a binding lease commitment and confirmed construction costs, providing added security across both income and delivery of the Development.
Carlile Swim School is being developed by Jarra alongside a new childcare centre at the same location. Success is a well-established, growing suburb in Perth’s southern metropolitan, with the population having grown over 10% from 2017-2023.
The property has high-visibility, situated on a high-traffic main road with strong street presence, adjacently facing Cockburn Gateway Shopping Centre being close to major transport links including the Kwinana Freeway and Cockburn Central Train Station.
