Jarra continues a long-standing relationship with leading national childcare provider, Nido Early School (ASX: NDO), to execute on their growth strategy to manage 150 centres by 2029 (currently 102). The investment strategy of the Fund is to develop Nido Early School Australind, the 7th consecutive Jarra-Nido project in WA, and strategically located to provide a much-needed service for one of Australia’s fastest growing communities.

Jarra’s significant experience delivering similar childcare development projects mitigates and reduces the Fund’s exposure to development and project delivery related risk.

Jarra intends to develop Nido Early School Australind and sell the asset after completion of construction. The Fund has a target 1.27x cash multiple of equity invested (being a 20.0% Investor IRR) over an estimated twenty-month investment hold period (3 year maximum investment term).
Jarra’s conviction in the childcare sector is due to the defensive nature of the industry and the long-term lease structure. As a key driver of national labour force participation and productivity, it is recognised as a critical industry by both major Australian political parties.
Nido is a prominent, publicly traded (ASX: NDO) national childcare operator with more than 100 childcare centres nationally. They are at the forefront of the sector, in terms of their architectural design, management and their service offering.
Fifteen (15) year lease with 3 x 10-year options to one of Australia’s most successful childcare operators.
Jarra is one of Western Australia’s most active childcare centre property developers, Nido Australind will be our 25th childcare development project and our 7th development project with Nido as tenant.
