Jarra is pleased to announce that Jarra Investment Trust Thirty Nine is now fully subscribed, following strong investor demand within just a few hours of launch. The rapid uptake reflects both the quality of the underlying project and the continued confidence our investors place in Jarra’s disciplined and de‑risked approach to property development.

The Fund will acquire 24 Patens Grove, Byford, from Jarra Investment Trust Twenty Three, another Fund managed by Jarra, and will deliver the subdivision and development of 17 residential lots and a mixed‑use commercial lot, within one of Perth’s fastest‑growing south‑east corridors. The site benefits from sustained population growth, improving transport connectivity and rising demand for new housing supply. With subdivision approval already secured and earthworks complete, the project is well progressed.

Forecast returns for the Fund include a 30.7% IRR and a 1.30x equity multiple over an estimated 12‑month investment term, all of which are subject to change. These outcomes are supported by a well defined and significantly de‑risked delivery pathway, with planning, costings and timelines established prior to launch.
