Jarra Investment Trust Ten delivered a higher Investor return than initially forecast, and was realised well within the investment term. The performance is a testament to the structure Jarra adopts for all our investment funds, which ensures alignment between Jarra and our Investors through a priority Investor return, as well as the hard work of our team in executing the strategy.
Having delivered more than 30 childcare developments, Jarra finalised construction towards the end of 2024, and delivered an early exit for Investors by securing the sale of both assets in early 2025.

Jarra Investment Trust Ten
Investors in this commercial property investment Fund enjoyed exposure to a defensive asset class underpinned by long term leases to two national tenants, and a favourable investment structure providing capital growth.

The Fund Information Memorandum forecast a return of 1.22x for Investors. The actual return was more than 1.25x.
Investors’ participation in the property development phase provided a hedge to market risk, as compared to buying the asset as a going concern once complete.
The childcare industry is recognised by both major Australian political parties as a key driver of labour force participation.
The Centres were located in suburbs presenting strong population growth, urban development, have high exposure to traffic and within close proximity to schools. Green Leaves Early Learning and Nido Early School are trusted and established childcare centre operators with national service footprints.
Two high-quality, purpose-built childcare centres designed in collaboration with the tenants, both of which had leases offering long-term security (15-year term and 20-year term plus options), and annual escalations.
