A lease commitment is secured with Nido Early School, who own and manage more than 100 childcare centres nationally. Together with Jarra's significant experience, as one of WA’s most active childcare property developers and investors, the Fund’s exposure to development and project delivery related risk is heavily reduced.

Jarra Investment Trust Thirty Five
The Fund presents Investors with exposure a defensive asset class and an investment structure that provides potential for capital growth. Underpinned by a 15-year lease to one of Australia’s most successful childcare operators, Jarra intends to develop Nido Early School Bullsbrook, and sell the asset as soon as practicable following completion of construction.
As a well-progressed project, satisfactory due diligence, development approval, lease commitment from Nido and acceptable construction costings are already secured for the Property. With land settlement expected in March 2026 and work to start onsite imminently, this structure mitigates and limits the Fund’s exposure to development-related risks.
The Fund has a target 1.22x cash multiple of equity invested (being a 20.6% Investor IRR) over an estimated thirteen-month investment hold period (three year maximum investment term).

As a key driver of national labour force participation, and with demand being driven by population growth, the sector is recognised as a critical industry by both major Australian parties, and is set to receive unwavering financial support for the foreseeable.
Nido Early School (ASX:NDO) is one of Australia’s most recognisable childcare brands, operating more than 100 centres nationally. They are at the forefront of the sector in terms of their architectural design, management and their service offering.
A 15-year lease commitment is place with Nido Early School, with the lease to include 3 x 10-year options to one of Australia’s most successful childcare operators.
Having developed more than 30 childcare projects, Jarra is one of Western Australia’s most active childcare centre developers and investors, with this project set to be our 8th with Nido as tenant.
