Community Focus
The Fund presented Investors with the opportunity to invest in a growing sector that provides much needed support to people in our community whose needs are not currently being met by the Australian residential housing market.
A fully subscribed, unlisted property investment fund established to develop and hold 4 Specialist Disability Accommodation (SDA) Villas in Mandurah, Western Australia.
Specialist Disability Accommodation (SDA) is housing designed to empower people with extreme functional impairment or very high support needs to achieve independent living.
With construction now completed, the strategy for the Fund was to deliver four Villas designed to SDA specifications, with an uncompromised focus on design quality and liveability. A key objective of the Fund was to develop dwellings that people are proud to call their home.

Jarra Investment Trust Twenty Five
Prior to investment, Jarra structured the Fund so that a number of key project milestones were satisfied to reduce the Fund’s exposure to development related risk, this included having a satisfactory Development Application already approved and a building contract signed.
The Fund presented Investors with the opportunity to invest in a growing sector that provides much needed support to people in our community whose needs are not currently being met by the Australian residential housing market.
Investors receive a 15.0% p.a. Investor Coupon during construction.
The Villas were built to meet the highest NDIS SDA Design Certification (High Physical Support), giving flexibility regarding suitability for tenants.
To enrich the lives of the tenants, the Villas were developed as high quality independent accommodation in a convenient and desirable location.
SDA funding backed by Federal Government. There is insufficient available SDA stock which has led to the government stimulating development in the sector.
The number of people with SDA support in their NDIS plans has grown at an annualised rate of 18.0% over the past 3 years.
