With construction completed in October 2021, the asset is strategically located on the corner of Hepburn Avenue, Canham Way and Cockman Road in Greenwood, with a 15-year lease and development approval secured prior to investment.

Despite interest rate challenges during the investment term, the Fund has consistently delivered distributions of 8% p.a. to Investors since lease commencement, in line with forecasts. The ability for the Fund to continue to deliver distributions at that rate is testament to Jarra’s investment strategy and structure. Investors’ participation in the development phase of the Fund provided a hedge to market risk (as compared to buying the asset as a going concern once complete).
