Jarra is pleased to announce the successful settlement of the commercial land held by Jarra Investment Trust Twenty Three, a strategic landholding fund in Byford, Western Australia. The fund, which has a maximum a five-year investment term, is forecast to deliver it’s projected Gross Money Return (GMR) of 2x in two years, demonstrating Jarra’s disciplined strategy and ability to execute.
The fund was established to acquire and rezone a 4.17-hectare site at the corner of Orton and Doley Roads, with the objective of allowing for a neighbourhood centre anchored by a full-line supermarket.
A high growth suburb in Western Australia, Byford has an established residential population that is expected to grow 50% by 2036, primarily due to residential land development of surrounding properties. To meet this future demand, Jarra lodged an application to amend the Local Structure Plan and expand the commercial zoning, securing the sale of the commercial land, at a rate 19% higher than forecast. The surplus land will be sold for use as childcare and residential, with Jarra initiating the process of winding-up the fund, prompting an early return of capital to investors.
“Strengthened by an attractive land acquisition price (<$70.0 / sqm), strong population growth and local infrastructure upgrades were key to maximising the development potential of the land and increasing its value,” explained Mike Cameron, Jarra’s Commercial Director. “In addition to this, and just like all Jarra’s investment Funds, an investor-focused strategy means that Jarra’s fees are largely aligned with investors realising capital growth of their investment.”
