Jarra Childcare Trust has officially launched, with settlement of the Fund’s first asset now finalised in the aptly named suburb of Success, Western Australia.

“We’re proud to announce that Jarra Childcare Trust has officially launched with the first asset settled in Success” commented Jarra’s Development Director, Stefan Piruk.  “This milestone reflects Jarra’s commitment to delivering high-quality, community-focused infrastructure in growth areas. The location, design, and long-term partnerships behind this development set a strong foundation for the investors and the families it will serve.”

With Richard Noble & Company brokering the sale, the transaction marks the beginning of a transformative development in one of Perth’s fastest-growing corridors. Located directly opposite Cockburn Gateway Shopping Centre, the 4,000 sqm corner site will be home to a purpose-built 96-place childcare centre.

Paul Peou, Head of Sales and Leasing at Richard Noble & Company commented that “the successful sale of this development site underscores the appetite for quality land parcels supporting essential service projects. Jarra Childcare Trust’s acquisition is well timed to meet growing local demand for childcare and community facilities.”

With the asset pre-leased to Early Learning Collective, of which Jarra Childcare Trust is a 1/3 shareholder, the dual investment strategy offers investors predictable, inflation-linked rental income backed by strong local demographics, resilient demand for early education, and continued government support for childcare affordability. The site sits within a catchment area facing a clear undersupply of licensed childcare places, positioning the development for rapid occupancy and stable long-term cash flow.

Once complete, the property will provide investors with a low-management social infrastructure asset featuring attractive depreciation benefits, a long WALE, and strong potential for capital growth in a tightly held market. The Fund will also benefit from the co-investment in the childcare operating business at the Success location, further enhancing alignment and value creation.

With the Fund now open for investment, interested parties can download the Information Memorandum or learn more on the Jarra website.
